Landlords

Lets face it, the industry is flooded with property management companies that offer the same service as everyone else. Below are the fundamental duties that I offer, I have left out my point of difference and extra services as I truly treasure them so If you would like to be exposed to it, give me a call/text/email and we will go from there.

The services included in the property management package are as follows.

Cashflow Management

To help achieve your dreams, we monitor rental payments daily to ensure the renters are paying on time and fulfilling their obligations under the Residential Tenancy Act 1986 and aligned with their tenancy agreement. In the event that arrears surface it is immediately followed up often by a fourteen day notice. We pride ourselves on our communication and guarantee regular contact between both parties to ensure everything runs smoothly and appropriate remedial action are taken where necessary.

We hold all rental funds in a business account which get forwarded into the owners account at the end of each month.
Monthly statements are provided, these show rents that are collected and payments made on your behalf.
End of year financial statements are also prepared, allowing you to sit back and relax. Just forward these to your accountant so they can prepare your accounts and income tax return.

Bill 

All expenses can be paid for on land lord’s behalf. Monies will be extracted from the rental payments and will be produced on monthly or fortnightly financial statements.

Maintenance and/or Repairs

We have a highly skilled pool of contractors that take care of all property maintenance/repairs when they surface. Alternatively, you can specify your preferred contractors.

Inspections

At the start of each tenancy an initial inspection is done alongside the tenants bringing their attention to any defects. At the end of each inspection a full comprehensive report is prepared that includes photographs of the entire property and a note of any defects. Inspections occur one month after the initial inspection, then every three months and finally at the conclusion of the tenancy.

Rent Level Reviews

Market rents are constantly reviewed and monitored. We strive to implement rental increases as soon as appropriate, giving consideration to market conditions while complying with the Residential Tenancies Act 1986.

Enforcement of the tenancy agreement

We make sure that at all times the renters are adhering to the conditions stipulated in the tenancy agreement. Failure to fulfill their responsibilities as a tenant is immediately taken care of and the necessary action is enforced.

Tenancy Mediation and Tribunal Hearings

From time to time disputes do occur. We pride ourselves at Manage My Rentals on keeping landlords fully informed throughout these processes. We are happy to attend all our landlords’ cases that appear before the tenancy tribunal.

Keeping You Informed In A Changing Market Place

Residential Property Management can be a legal minefield with strict regulation and lots of legislative developments in relation to the governing Act-the Residential Tenancies Act 1986. Our managers attend regular training sessions and our principal is a member of the Capital Property Investors Association. This ensures that we provide you with an excellent and comprehensive service.
